This is with the caveat that they did not address all the comments from the PRR and that there will need
to address the comments during plan check which may alter the floor plan shown in the PRR.
Building Division’s Conditions
1) Grading bonds are required to be submitted and reviewed by Building Division staff and
approved by the City Attorney prior to the issuance of a grading permit.
2) The required wall and opening protection requirements for the existing building adjacent
to proposed building shall be maintained. (503.1.2, Table 508.4, Table 705.8 and 705.3)
3) Story/rooms/spaces with a common path of egress travel exceeding 125 feet for R2
Occupancy shall have two separate and distinct means of egress. (1006.2.1)
4) Openings in interior exist stairways shall be limited to those necessary for exit access to
the enclosure from normally occupied spaces and for egress from the enclosure.
5) Exits shall be separated by one-third the diagonal dimension of the building or area served
when the building is equipped with fire sprinklers throughout in accordance with NFPA
13. (1007.1.1)
6) Story/rooms/spaces with a common path of egress travel exceeding 125 feet for R2
Occupancy shall have two separate and distinct means of egress. (1006.2.1)
7) Exterior balconies, stairways and ramps shall be located at least 10 feet (3048 mm) from
adjacent lot lines and from other buildings on the same lot unless the adjacent building
exterior walls and openings are protected in accordance with Section 705 based on fire
separation distance. (1027.3)
8) Horizontal exit shall not serve as the only exit from a portion of a building, and where two
or more exits are required, not more than one-half of the total number of exits shall be
horizontal exits. (1026.1)
9) Exit discharge not permitted to cross interior property lines; must be within own property.
10) Emergency egress for sleeping rooms below the fourth story above grade plan in
accordance with Section 1030.1 is needed.
11) Required low-emitting, fuel-efficient, electrical, and carpool/van pool vehicle per
CALGreen not occupy the same space as for required accessible stall.
12) Elevators shall be protected with lobbies or acceptable alternative per CBC.
13) The residential dwelling units and their common use areas shall comply with Housing
Accessibility per Chapter 11A.
14) The nonresidential portion of the development shall comply with the public
accommodation requirements per Chapter 11B.

And please see attachments for the rest of project. They are mostly comments rather
than conditions (not the same as the ones you have for the free-standing parking structure). You may
want to turn that into conditions and send them to me. The applicant has all your comments to-date
(except latest which I will send to them shortly).

Hi Ros,
Below is the list of conditions for the parking garage. I assume you still have the list for the buildings.
Building Division’s Parking Garage Conditions:
1) Building shall be equip with NFPA 13 sprinklers.
2) Exterior walls fire rated construction and allowable openings shall comply with Sections 601,
602, & 705.8.
3) Accessible path of travel connecting to other building served shall be provided.
4) Elevators are required for accessible path of travel.
5) Two-way communication system complying with Section 1009.8 shall be provided at elevator
landings on floors that is one or more stories above or below the level of exit discharge when
vehicular ramps do not comply with Section 1012.
6) Standard and Van accessible parking stalls shall be provided in accordance with Section 11B-
208.2.
7) Clean Air Vehicles shall be provided in accordance with Section 5.106.5.2 of CalGreen. These
stalls shall not be counted as providing required accessible stalls.
