COASTAL DEVELOPMENT PERMIT
Existing site and home -The ~xisting home is a typical two story, three car garage, stucco box Newport
Beach beach home built in the 1950s and it was last remodel in 1969. The exterior and interior of the
home are old and very outdated in style to today standards. The existing homes floor plan is closed off
with a lot of small rooms, outdated kitchen and outdated bathrooms and the master bedroom in the rear
by the street with a sun deck with 8 '-0" high walls around the deck.
New home-staying with the existing foot -print and same exterior walls of the home but remodeling all
the interiors of the home for a more open and updated look with views to the bay and ocean
First floor -moving the kitchen forward closer to the bay and the view, moving the staircase back,
opening the stairs to a two -story volume and updating bedroom, office, den and the two bathrooms.
Second floor -moving the master bedroom to the front of the home closer to the bay and the bay views,
large master bathroom and two walk-in closets. Three new bedrooms with direct access to the bathrooms
and a small deck to the street and a new open roof deck.
New elevations with brick on the lower half and board and bat siding on the upper half with stil keeping
the style of the existing roof and walls with an updated look.
