RE: Condo Conversion Application Additional Description
720 Iris Ave was originally converted to 2 condominium units in 2005. Subsequently, the property was
sold and we as the current owners have been working with the City to remodel the property. The City
indicated that we were able to reallocate square footage from our current garage, which contains a total
of 4 parking spots (2 per unit in tandem), into the upstairs units if we met all current code requirements.
We recently submitted the plans for permit and received comment that the square footage could not be
reassigned because of some conditions of approval from the original 2005 condo conversion that
specifically reference the 4-car garage, which is outside of the current Title 20 requirements. Our current
remodel plans keep 1 garage spot per unit and convert the other garage parking spot per unit to a
covered carport spot, consistent with current code and building practice in the Flower Streets. The
planners asked us to submit this application to re-condo the property and alter the conditions of
approval language to be consistent with current Title 20 parking code which would allow 1 garage and 1
covered carport spot per unit.
