Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Property Development Standards.
Please be advised, the project as designed does not comply with all required property
development standards identified in Newport Beach Municipal Code (NBMC)
Chapter 21.30 (Property Development Standards). Reference the attached plan
check correction sheet for a list of the required changes.
2. Coastal Hazards Report.
As the property is located on the shoreline, the proposed development may be
affected by current or expected future erosion, flooding/inundation, wave runup, or
wave impacts, including those resulting from sea level rise. Please provide a Coastal
Hazards Report prepared in accordance with Newport Beach Municipal Code
(NBMC) Section 21.30.015(E)(2).
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal

CORRECTIONS:
1. Relabel and describe first floor addition as storage – proposed “garage” does not meet
minimum clear interior dimensions to be counted toward garage parking spaces.
2. Label all setbacks (front and sides) and dimension on all site and floor plans
3. Identify accessory structures on site plan. Note which are existing to remain and which are
new. For new accessory structures, include top of wall and existing grade elevations.
4. Include calculations for buildable area, floor area limit, and open volume area on Title
Sheet. Demonstrate compliance with floor area limit and open volume area.
5. Label clear interior dimensions of garage. 20 feet x 20 feet minimum unobstructed
dimensions required.
6. Show property lines and dimension setbacks on all elevations.
7. Calculate slope and establish grade pursuant to NBMC 20.30.050 (Grade Establishment).
Clearly identify points from topographic survey used. Label established grade on all
elevations and measure height from this point.
8. Add note to site plan and floor plans that setbacks are measured to face of finish.
