Project Narrative: The proposed remodel of the existing Picante Martins Restaurant will be located at 320 Marine Avenue and turned into a new Mediterranean Grill. The planned remodel will bring a new cuisine to the local residents who enjoy the many dining options on Main Street of Balboa Island. The hours of operation will remain the same as the original existing restaurant which are from 9:30 am to 8:30 pm, seven days a week. The project will consist of an allotted amount of demo and construction work including moving the kitchen into the back of the building space, next to the existing garage that will be maintained, and creating employee spaces within the restaurant area for service stations and food prep areas. A new trash enclosure will be added to the rear of the building in accordance with NBMC 20.30.210 (Solid Waste and Recyclable Material Storage). The seating area will be in the same location as the existing Picante Martin’s restaurant dining space, with the exception that this will be an outdoor patio space for the public to enjoy eating along the exterior street frontage. This will activate the street better and bring a welcome addition to the aesthetics of the already unique Main Street architecture. The number of seats will be the same as the original restaurant at 15 total, and no additional public space/square footage will be added (not to exceed 351 square feet already approved). There will also be no additional alcohol license at this time. All the existing conditions of approval on the approved development permit will be adhered to so that no new parking requirements would be affected. The upstairs apartment unit will not be changed at all, except to have the façade windows of the upper level enlarged to create a more appealing building frontage. Along with this, the building face will be updated and renovated to demonstrate a more Mediterranean feel, with simple white siding and faux beams at the floor plate elevation of the 2nd level.
