Dear Eileen Wade:
Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process:
1. Property Development Standards. Please be advised, the project plans need
additional information provided to determine if the proposed complies with all
required property development standards identified in Newport Beach Municipal
Code (NBMC) Chapter 21.30 (Property Development Standards). Reference the
below for a list of required corrections and plan redline.
a. A0.1. Under Project Data, existing and proposed square footage does not
appear to follow a clear progression. Figures seem to show the garage may
have been counted twice. Please verify with the existing plans, which show
the residence is 1,518 sq. ft. (both floors including garage and storage) and
the nonresidential portion is a total of 1,028 sq. ft. on the first floor. Please
revise to show square footage to be added, removed, and swapped.
b. Project Data. Remove reference to “RSC-R District ( . . . )” as this is not
relevant to the project.
c. A2.1. Dimension the net public area to verify the proposed 345 square foot
figure.
d. A2.1. Item 14. Illustrate and confirm washout area is connected to and will
drain directly to sewer. Drainage to the right of way is not permitted.
e. A2.1. Call out the new wall separating the garage and proposed kitchen area.
2. Electronic Copy. Please provide an electronic copy of the above revised and
requested materials on a CD-ROM upon resubmission.
