Dear Ms. Ellis,
The subject property is Corona del Mar Plazat which is a retail development consisting of
four buildings located on the northwest side of the intersection of Coast Highw~y and
MacArthur Boulevard and between Ma~rthur Boulevard and Avocado Avenue. The
property is located within the PC 27 (Newport Village Planned Community) Zoning District
(the Newport Village Planned Community text is available on the City's website). The
property is not located in an overlay district. The Land Use Element of the General Plan
designates the site as CG (General Commercial). which is intendeolo provfde for a wide
variety of commercial activities oriented primarily to serve citywide or regional needs.
The property adjacent to the shopping center to the north is zoned PC 28 (Newport Village
Planned Community) and is the site of the City of Newport Beach Library and future City
Hall complex. The property located to the west (across Avocado Avenue) is zoned PC 17
(Corporate Plaza Planned Community) and consists of an office complex.
At the time the various building permits for the property were finaled, the buildings and
parking requirements were in conformance with the development standards of the City of
Newport Beach Municipal Code. If the subject property does not comply with current
regulations, it is considered to be nonconfom,ing and is subject to Chapter 20.38
(Nonconforming Uses and Structures) of the Newport Beach Municipal Code ..
Research of entitlement history of the property verifies that various discretionary approvals
were acquired from the City of Newport Beach Planning Division for development of the
property. With the exception of discretionary approvals for signs, a list of the discretionary
approvals is attached. Please contact the Planning Division for copies of any discretionary
application.
