PLAN REVIEW COMMENTS
Project Description: INSTALL FOUNDATION AND ACCESSIBLE RAMP FOR STATE APPROVED
OFFICE MODULAR BUILDING

The project plans were reviewed for compliance with the following codes and standards: 2019
CBC
COMMENTS:
1) Approval required from Planning, Fire, Public Works, and Elec/Mech/Plumb.
2) Final approved plans shall be stamp and sign by respective design professional.
3) Update drawings to reference 2019 CBC standards; see red marks on plans.
4) Sheet AS1-100:
a. Identify the location of accessible restrooms serving the office building and
max travel distance. Travel distance is limited to 500 feet.
b. Identify on site plan whether there is a raised curb between the pedestrian
walk and parking area. Provide detectable warning strip where a walk
crosses or adjoins a vehicular way and the walking surface is not
separated by curbs, railing or other approved elements. (11 B-247.1.2.5).
5) Sheet AS1-101:
a. Doors in any position shall not reduce the minimum dimension of the ramp
landing to less than 42" and shall not reduce the required width by more
than 3" when fully open. (11B-405.7.5)
b. Gates along the accessible path of travel shall comply with accessible
requirements for doors. Provide specs for review.
i. Provide detectable warning strip where a walk crosses or adjoins a
vehicular way and the walking surface is not separated by curbs,
railing or other approved elements. (11 B-247.1.2.5).
