This is to inform you that the Commission’s 10 working day appeal period on the City of Newport
Beach's Coastal Development Permit No. CD2020-130 (PA2020-215) (5-NPB-21-0323) expired on
April 16, 2021. The Coastal Commission received no appeals on this permit. The City’s permit is
therefore final.

Please be advised that on April 02, 2021, our office received notice of local action on the coastal
development permit described below:

CD2020-130 (PA2020-215)
Description: A revision to a coastal development permit previously approved by the
Zoning Administrator on October 15, 2020, allowing the demolition of a
duplex and the construction of a new single-family residence. The project
was appealed by the California Coastal Commission (CCC) on October 29,
2020, due to density concerns from the net loss of one unit (duplex to a single
family). The Applicant requests to amend the project and now proposes a
three-story, 29-foot-tall, 2,234- square-foot single-family residence with a
421-square-foot JADU located above the attached 424- square-foot, 2-car
garage. The revised project would no longer result in a loss of density. The
finished floor elevation for the first-floor interior living area is proposed at
9.25 feet NAVD88, exceeding the required minimum 9.00 feet NAVD88. No
work is proposed to the adjacent public boardwalk or City owned bulkhead.

Unless an appeal is filed with the Coastal Commission, the action will become final at the end of the
Commission appeal period. The appeal period will end at 5:00 PM on April 16, 2021.
