Bay Avenue LEGAL DESCRIPTION Lot 10, Block 8, Tract 626 On February 10, 2021, Zoning Clearance No. ZC2021-005 was approved authorizing the development of a new 693-square-foot, one-bedroom accessory dwelling unit (ADU) to be constructed above a new 561-square-foot two-car garage. This approval is based on the following standards. 1. The project is for an Accessory Dwelling Unit 2. The project is located in the R-2 zoning district and is a permitted use. 3. There is an existing single-unit dwelling on the lot. 4. The project is classified as the construction of a new attached ADU to a single-unit dwelling 5. The project complies with all conditions and applicable development standards of Section 20.48.200 (Accessory Dwelling Units). 6. The project is located in the coastal zone, complies with all conditions and applicable development standards of Section 21.48.200 (Accessory Dwelling Units), and approved pursuant to Categorical Exclusion Order No. CEO2020043, which became effective on November 12, 2020. 7. A deed restriction will be recorded prior to the issuance of a building permit related to occupancy restrictions (if applicable), prohibition on the separate conveyance, and restrictions on short-term rentals.
