The Newport Hills Homeowners Association represents hundreds of politically active families in Phase II
of the Harbor View Homes development. We write in opposition to the proposed Ford Road Residential
project. We are opposed to the necessary General Plan amendment and zone change to facilitate this
proposed project and feel that the development is incompatible with the height, density and character
of the existing Harbor View homes neighborhood which consists of single-family detached homes. The
application is fully discretionary so it should be denied.
This proposal is too dense: our community has less than 4 units per acre, yet the proposal calls for 20
units per acre, so it is incompatible at approximately five times the density of our neighborhood. The
proposal is too tall: our community consists of 2 story homes and the proposal calls for 3 stories with a
special height allowance to 37 feet in height. The proposed project will loom over the Bonita Canyon
Sports Park. The high density attached condominiums are incompatible with the much lower density of
detached homes in our neighborhood. Additionally, the proposed project creates a real safety concern
at this location because of the location of the driveway being sandwiched between the existing AT&T
access and the driveway to the parking lot at the park (too many driveways in a very limited distance).
Additionally, the project driveway is at a 15% grade and forces people to back out of a driveway across a
sidewalk if they cannot access the garage (for example, guest traffic and delivery vehicles).
Thank you for your attention to this matter and respecting the residents of the Harbor View Homes
neighborhood.
