My understanding is that this property has been and is currently zoned as utility use. Changing it to a multi family use would create significant issues for those that use the parks and those that live in the surrounding neighborhood These issues include - Safety- Access to this property as a high density, multi unit dwelling (condo or apartments) would bring significant additional traffic down the street that is surrounded by public parks and sports fields. It would also very likely cause people that live in the proposed multi unit project, to park on the streets around the park as well as in the park parking lot ( which we all know will happen even if signs are posted not to do so). This would require sports park users to park in the Port Streets neighborhood and cross Ford Road to access the sports park, risking newly created traffic ( this is usually small children playing soccer). Allowing this property to be re- zoned would also bring unwelcome parking into the Port Streets neighborhood, as there is never enough parking to support the density of units. Even though parking zoning may only require 1 or 2 spaces, realistically there will be more cars that need to find a place somewhere to park Noise of the pickle ball courts. These courts are an asset to our community and were placed at great expense to the public in a location that would be of minimal noise impact to residents. Placing a multi unit residential project very close to these courts will very likely cause future complaints from the people living in this new property. This could result in the courts being removed, repurposed or limited in use, to address these future noise concerns. This would not be fair to the Newport Beach taxpayers that paid for these courts to be installed and currently enjoy the benefit of these facilities. All of which could be avoided by not changing the current uses of this property to housing. If this property is no longer needed by the utilities company as it has always been zoned, I would think it would be much more appropriate to have the City purchase it for an extension of the parks that surrounds the area and is more conducive to its use. I would appreciate you letting me know of any future hearing dates discussing this project as well as sharing my concerns with the appropriate people that will be reviewing and voting on this matter.
