Our objections are based mainly on the danger created by the additional traffic on Old Ford Road and in the Sports Park parking lot. However, it is also evident that the massive three-story apartment/condo building and its amenities will have a significant, negative and noisy environmental impact on the quality of life and privacy of families in the existing Harbor View Homes tract. The South Elevation features a nearly 37 foot wall of windows to light up the night for outer loop residents of Port Sheffield, Port Abbey, Port Margate and Port Charles. The south facing 21 family lighted party/pool area is also sure to provide significant noise pollution at night. Although the developer claims to have ample, tandem underground parking, a brief google search reveals that, in real life, car juggling is unpopular and inconvenient. People hate it and go to avoid using it. The project’s own renderings illustrate how the adjacent above-ground city parking spaces will be much more convenient for the use of the project’s residents and guests.  The city parking spaces are already precious commodities after school and on weekends.  The additional traffic volume will pose a danger to young lives, as children excitedly pour in and out of their family vehicles on their way to and from the tot lot, soccer practices and games on the city’s facilities.  Also impacted and endangerd by the increased traffic of 21 households will be adult park users, (tennis, pickle ball, basketball, walkers and joggers) CdM students, bicyclists, and current vehicle users of Ford Road.  The additional “through” traffic will also zoom past unprotected young athletes exiting their vehicles to play soccer on the fields at the western corner of Ford and Mesa View. The dwelling units are not small. They are all the approximate sizes of the nearby original Port Street models. (Monaco: 1,475 to Palermo: 2,259) There are more homes at Newport House than there are on our whole Port Street block! You can count on third cars, teen drivers, adult children living at home, housekeepers, tutors, nannies, delivery personnel and other support staff members for each unit and for the complex. There will clearly be too much traffic and too little parking. Additionally, it is impossible to protect Bonita Canyon Sports Park users and nearby residents from inevitable traffic accidents with the proposedbottle-neck plan for the 4302 Ford Road apartment/condo project. Please do not rezone 4302 Ford Road from Public Facilities to Mutilple-Unit Residential or amend the general plan to allow “Newport House” to be built.
