Subject: Re planning Commission on Property between Bonita Canyon Road and
the Bonita Canyon Sports park (piece of AT&T property neighbor response
When I originally saw the sign in the Bonita Cyn Sports Park about a planning change for the park I was
thinking maybe the recreation department was planning another Pickle court because there are always
people waiting to play. To my surprise ----
21 condominiums ?
Who will be the buyers?
People purchasing a condo will have to climb from the basement “car park” to the 1st, 2nd and 3rd floor
residential ares . Are you planning elevators?
Seniors? 4 stories really!
Can rich foreign parents purchase a condo as a place for their children to live while they attend local
colleges and gain citizenship? Many of the apartments around the Costa Mesa, Irvine and Newport
Beach have 3-5 UCI students living in one apartment.
Looking at the indicated size of the property, Twenty one residences seems an unbelievably large
number of units for the small size and location of the proposed construction. You mentioned
underground parking but for for how many cars? You need at least 42 parking spaces just to
accommodate 21 residences. Not to mention parking needed for services (postal services cleaning
services child care services,pet care services and visitor parking).
It appears that the parking lot in the schematic provided is for AT&T employees and not for the condo’s
residents,or guests etc.. Where are all the needed parking spaces?
I noticed signs at the “Bonita Sports Park, adjacent to the proposed construction, that says parking is for
the park use only. There seems to be only “excess” parking for proposed residents and their guests at
the terminis of Ford Road leading to the parking for the Sports Park. Or are residents and visitors
suppose to park on Mac Arthur Blvd and/or Bonita CanyonRoad too?
What perchance is the square footage of one these 21 residences?
You mention amenities will be included with the proposed property:-- where and what amenities?
I pass through the Sport Park in the morning 6-8 times a week on my bicycle and at least half the parks'
parking spaces are taken for the pickle court, basketball courts, and children’s tot lots and more cars are
parked on Ford Road for people using the tennis courts,. Small children and parents are at soccer fields
running drills on weekday afternoons. On weekends there are often small children (5-7years old) soccer
games. Often a birthday party or cookout is taking place within the park. The park is one of the best
used parks in the area. The area on the east of AT&T building is also heavily used both for soccer and
baseball. Parking for these activities takes up one side of Ford Road all the way to the circle terminis of
Ford Road at Bonita Canyon Sports Park during games and practices.
On week days, children walking or biking to Corona Del Mar high School use the pathway adjacent to
your proposed construction.
Noise at the corner of Bonita Canyon and Mac Arthur, both 6 lane roads, Is constant, What are your
plans to abate noise? Sirens can be heard at that intersection at all hours of the day and night.
Emergency and Police Vehicles use that intersection as main route for emergency calls to the homes in
the area and Route 73 problems.
. For me, the new facility is clearly over reach on Hines’s part and should be rejected by the Commission
as inappropriate to the location. A more logical use of that tiny parcel would be parkland as opposed to
residential.

ps This development is a well kept secret . A neighbor mentioned this proposal last week at the
neighbor hood garage sale. The only signI saw was at the park facing walking traffic coming from Mac
Arthur and gave no indication of the looming development. I doubt many of my neighbors know of this
plan.
