Subject: 4302 Ford Road proposed 21 unit condo/apt project
Greetings Ben,
I am a Port Sheffield Place resident and I am writing to you to express my concern about the
proposed 21 unit condo/apt project currently being discussed for 4302 Ford Road.
The space where the project is being proposed is a very poor location and development of such a
large project at that site will impose excessive traffic on Ford Road and be a hazard for anyone in
the vicinity. There will be unacceptable hazards during construction which due to the unsuitable
topography of the site will necessitate 1,000's of truckloads of dirt being moved past the Harbor
View entrance, the active soccer fields at Mesa View and the park immediately next door to the
subject project. The construction will also interfere with the main route for students from Harbor
View that choose to ride their bikes or walk to CDMHS in the mornings and must pass through
the construction zone.
The site if developed with this 21 unit project will create difficulties with added traffic that will
unduly burden Ford Road because of both the very limited amount of space where the project
entrance will be placed and the greatly increased traffic count from any residents that might end
up living there. This extra traffic will be exacerbated as a result of the excessive density of the
proposed project which will far exceed and be incongruent with the nearby Harbor View
neighborhood. Coupled with the Harbor View entrance nearby and the late afternoon to evening
traffic from the soccer fields there will be an untenable unsafe traffic crush created daily with
excessive cars traveling where children are loading into and out of double parked vehicles and
Harbor View residents are commuting to and from work.
Finally, it is my understanding that residents in this proposed project will only have limited
parking places per unit. With inadequate parking residents and their guests may spill out onto
Ford Road and take up spaces in the park parking lot next door or Ford Road which are already
parking stressed between youth sports events and Pickleball.
In summary I think it would be wise for the City of Newport Beach to carefully consider both the
character and density of the existing neighborhood and not try to impose a project that will not fit
in with the area and will lower the quality of life for the existing residents.
