I (as well as many others) am having a very difficult time understanding why the city of Newport Beach
would approve this proposed project. It appears to be a “recipe for disaster” in several ways.
1. Cars that are exiting the underground garage need to accelerate an uphill driveway that crests at a
walking/bike path. Delivery trucks that have entered the underground garage would likely have to back
out an uphill driveway leaving zero to minimal visibility of pedestrians, bikes, or other vehicles entering
the park. Liability?
2. Parking overflow — it seems that approximately 40 parking spots for 63 bedrooms is insufficient
parking. Overflow parking will end up in the park’s designated parking, Ford Road, and onto Newport
Hills Dr. West, Port Sheffield, and Port Abbey. Soccer, baseball, pickle ball game days already fill the
streets with cars.
3. Has there been an Environmental Impact Report? If so, is there public access to the report?
Just a few legitimate concerns from a concerned homeowner.
