Subject: Ford Road/Newport House
Mr. Zdeba and Planning Commissioners,
I am writing in regard to the proposed development at 4302 Ford Road, named Newport
House. After reviewing this proposed project, I am opposed to the development from a
safety, environmental, traffic and noise related standpoint. I believe the project should
require an Environmental Impact Report report under the California Environmental
Quality Act (CEQA).
The Newport House condo/apt development not only compromises the safety
to students commuting daily to CDM Middle and High School, but also to those who use
the park and bike path area adjacent to the project. The driveway to the underground
parking lot at Newport House (and the turn around area) is dangerous to both
pedestrians and bicyclists using the bike lane and sidewalk the way it is currently
designed. Backing in and out of a sloped driveway to an underground parking structure
with limited vision is dangerous!
The Newport House also has potential environmental issues as it is adjacent to the
AT&T sub station building, (current improper storing of their hazardous waste), and the
proximity to the current cell tower - which will need to be relocated.
There are noise related issues with trucks backing up (back up beeping alert), rooftop
deck parties, pool parties, planned celebrations, gatherings, increased traffic, etc.
There has not been an adequate traffic study as it relates directly to those impacted by
the potential development. The traffic on Ford Road/Mesa View and Bonita Canyon at
peak hours is already unbearable. The intersection at Ford Road and Newport Hills
Road West will need an additional stop sign on Ford Road and most likely a crosswalk
to be safe with the additional traffic on Ford Road. (This could cause back up all the way
to Mesa View and Ford Road and impact Bonita Canyon as well as NH Road West).
Currently, there is no stop sign for those making a left hand turn off of Ford onto NH
Road West. In fact, many people make an unsafe U-turn at the intersection of Ford
Road and Newport Hills Road West after dropping off young children at the soccer
fields. With the additional traffic the project will create, the safety at that intersection will
need to be addressed.
Please reconsider this proposed Newport House project and require at the very least
an EIR.
