Dear Newport Beach City Building Officials,
I urge you to reject the proposal for a zoning change at 4302 Ford Road. Adding
the amount of traffic to an already busy area frequented by small children is a
danger to our community. To squeeze in the proposed driveway at a weird angle
not designed to accept a driveway creates an unnecessary hazard. Also, the
added number of cars to accommodate the additional number of residents will
undoubtedly impact parking for the park. You can see in the attached picture
how heavily parked the street is on weekends. It just isn’t the right place for that
kind of project.
Rezoning that land will not restrict the proposed developer from developing
apartments instead of condos, either. It is said that the developer plans to decide
after zoning approval whether to build condos or apartments. This sounds like
subterfuge – like they are hoping to diminish public opposition to the project by
giving the impression that condos (homeowners) instead of apartments (transient
renters) will be built.
I ask that you protect the community from creating a use for that land which is
not in the best interest of the community.
Also, I ask that you add my email address or tell me how to add myself to the
email list of public notifications concerning this issue.
Thank you,
Janice Grace
