Subject: 21unit-63 Bedroom 4302 Ford Rd. Proposal
Dear Mr. Zdeba, as a concerned home owner living at 1801 Port Abbey Pl, a 45 year resident as of May
17th, and an involved community member, I have taken the time on three separate occasions to go
directly to the proposed construction site and envisioned the finished project, based on the drawings.
To this moment I question the ingress and egress safety of the motor traffic of a 21 unit living complex
via an underground semi circular driveway ! Forget the normal family and friend visitations and where
do you expect them to park on the current street level ? How is the normal “moving in” process going to
be accomplished since there seems to be no direct street level front door delivery access. The serious
safety concern that I have is that the sidewalk and bike path, used daily by students going to and coming
from CDM High School cross the driveway of the residents going to work, exactly at the same time as
the students are heading to school, or coming home. Additionally, I believe that your team must have
reached out to the Newport Mesa School District to realize that the school is encouraging bike riding to
alleviate the crush of so many cars……and if not, why not ? As I look at the total situation, I firmly believe
that this proposed project does not enhance the lifestyle and lives of the current and the future
residents of Newport Beach, zip code 92660, in any way ! Respectfully, Dick Waitneight
