Subject: Newport Beach Condo development
Dear Mr Zdeba,
I am writing today to voice my concern about the proposed Newport Beach Condo development.
I am a 15+ year resident of Newport Beach and I am concerned about the safety hazards that this
project will unavoidably create. The project is within a couple of feet of the sidewalk and will tower the
park where a lot of our children play. Many of them bike or walk through the same streets were the
added traffic will cause additional danger to them. In addition the location of the proposed
development does not allow for enough parking (I am talking about realistic number of spaces) for the
number of units that is planned. That will create an unavoidable overflow into the park area, the street
and the adjacent neighborhood.
In additional delivery trucks will need to exit backward from the proposed development. This is an
added safety hazard. Many delivery companies (I believe that UPS is one of them) DO NOT ALLOW their
driver to backup after a delivery. They have these rules for a reason and I think that having a
development that forces them to violate a basic safety rule is a dangerous proposition.
Finally, I have seen many changes in Newport Beach over the last 20+ years. Some good and some bad. I
don’t understand why the city is proposing yet another zoning changes especially when the voters have
recently clearly demonstrated that they are against the constantly increased urbanization and
development density.
