Ben,
I am writing you in regards to a proposed residential development contiguous to the “Port Streets” or
Harborview Hills. I am adamantly opposed to the rezoning, change of use, or any residential
building on that property. The basis of my opposition of the proposed project is based around
community safety, traffic congestion, wildlife conservation, and the project causing changes of the
community demographics.
I attended a meeting last week and listen to complete non-sense from the speaker representing the
petitioner for the project;
1) There is no demand or wish for older couples in the Port Streets to downsize or get equity out of
their present homes in relocating into the project from their current homes. I surveyed 37
homeowners whom were in excess of 65 years old on 10 factors or questions. None were in
favor of the project as stated by the representative from the developer. In addition, to liquidate
and reinvest(per the speaker) would be financially imprudent in regards to both tax base and
wealth preservation/estate planning. To suggest this shows a gross misunderstanding and
insensitivity of the family ambiance, which we as the residents, have work to develop over the
last 45 years.
2) The parking issue will be a problem. How they addressed the issue when asked, also shows a
lack of knowledge as the developer projected less than the 2.75 cars ownership that the average
home buyer at the $1.2 residential real estate market owns.
3) The negative traffic effects(overcrowding, congestion, and unnecessary) created by this
proposed project will be a safety issue effecting our community. Currently, the Sports Parks –
on any given day – does not have sufficient parking facilities to accommodate their participants
– with multiple “close calls” of both children and adults stepping into the street and in harm’s
way. This project would only intensify that danger. Again, the developer is unfamiliar with the
daily conditions, hazards, and potential problems they would be creating – which would create
an unnecessary ill will to our community and show an insensitivity to the great community we
have created for our families.
Outside of the safety issue to the youth athletes or any pedestrian on Old Ford Road due to the
additional traffic, the inconsistency or incongruence with the Harborview “family oriented”
neighborhood/community, or the alteration/changing of a well thought out general plan – the proposed
use of the land for capitalistic/private interest is in direct conflict with the zoning of the land for public
benefit. To hide behind a land swap/purchase and for the City Council or the Planning Dept. to approve
this project as a “favor “ for an ex Planning Commissioner would be questionable and raise numerous
legal issues (and eyebrows). Neither public agency needs the potential risk!
