Subject: Ford Road Residential Project
I am not in favor of the proposed Condo project. I live in the Port Streets. We pay to live in
Newport Beach because it isn't overdeveloped like many of the surrounding communities. We
need to be smart about how we develop our beautiful city.
This space specifically backs up to a city park. Most residents appreciate their wide open
parks and don't want condo's built up around them.
The land doesn't seem like it can fit a project of this size. It seems like it is being forced
into an open lot just because someone wants to make some money. I think from a town
planning perspective this would look out of place from any viewpoint (from the park as
well as the intersection at MacArthur).
This project will impact the park parking lot. Condo Residents will have overflow guests
or visitors use the park parking which does get full for various sports functions, families
using the park and people wanting to walk dogs. Residents want those parking spots
available to them and used by guests of the condo building.
This will increase traffic on Ford Rd and Mesa View Rd. Mesa View Rd already gets
backed up frequently, especially in the morning and after school. I also think we need to
consider the increased traffic this will create on Ford Road and around the park where
kids are playing, people running, riding bikes, etc. Many student use that route to get to
CdM high school as well.
It appears that the condo's would be three stories high. This is out of place in that
neighborhood. Even the Bluffs apartments are set back from the road further and most
of their structures are only 2 stories high.
