Good morning Mr. Zdeba,
This is my second letter regarding the proposed apartment/condo project at 4302 Ford Road. When I
first wrote, I had not seen very much information about the proposed project. The concerns I raised
were that apartments/condos are not an appropriate housing type in a high-value single family home
neighborhood, that the proposed number of units was too many, and that the increased traffic on Old
Ford Road would adversely impact residents using the Newport Hills West entrance and parking for the
many families using the sports park facilities and fields.
Since that first letter, I’ve learned much more about the proposal and now see even more reasons to
oppose the project. I strongly agree with neighbors who have correctly noted the critical safety hazard
posed by the project entrance. The combination of the upslope and the right angle turn that exiting
vehicles would have to make means that they would be accelerating to go up the slope and blindly
entering the cul-de-sac, immediately crossing a bicycle/pedestrian path and then crossing the
entrance/exit of the busy parking lot that serves the park facilities.
Furthermore, the project’s proposed parking is inadequate for the number of units, inevitably resulting
in overnight parking by residents and guests in the sports park lot. Added to that, the access for
delivery, trash, and other service vehicles—not to mention emergency vehicles—is completely
inadequate. That limitation would compromise the livability of the proposed complex, endanger the
safety of the residents, and also likely result in service vehicles using the public parking lot.
As with my first letter, I am sending a copy to the city council member for this district. I want Mr.
Herdman to know that many Port Streets residents are strongly opposed to the proposed project at
4302 Ford Road. If the planning commission recommends this project to the city council, it will be a
shameful breach of good community planning principles. I don’t see how the commission can, in good
conscience, recommend this project be approved.
