My name is Ryan Chase and I live at 1700 Port Sheffield Place and am the closest residence to
the proposed project. I share the same concerns as Keith and many of our other neighbors and
also never received any outreach. I would like to know if its possible to stipulate that the project
could only be approved as for sale product, apartments would be a MAJOR concern that I would
fight.
Please keep us in the loop.

Hi Ben,
I watched the Hines’ presentation on the Newport House Development on Ford Rd. Here is my
initial feedback:
I feel the city needs to take a strong look at the following issues:
1) Development intent: Hines is an investment property developer. I don’t believe
selling condos or homes is in their portfolio. There is a strong likelihood that these
could be apartments.
2) Public Outreach: Contrary to Hines statement, I am not aware of any public
outreach performed by Hines to the Port Streets neighbors. I live at 1617 Port Abbey
Place, which is one of the 5-10 closest neighbors, and back up to the Bonita Sports
Park. To my knowledge, I was not contacted by Hines.
3) Parking: Parking on Ford Rd could become an issue (currently parking is allowed
on one side of the street). I anticipate more “neighborhood” cars parked along this
edge. Is additional loitering of cars parked on Ford something I could live
with? Perhaps the city should consider making no parking on both sides of the street.
How do you control guests and residents parking at the Bonita Canyon Sports Park’s
parking lot?
4) Safety / Speeding on Ford Rd. Lately, likely due to pickle ball courts, I’ve noticed
cars flying by to get to the Bonita Sports Park. With Newport House, we will likely see
an increase of speeding along Ford Rd. How can we prevent speeding / unsafe driving
on Ford Rd? (Can we demand speed bumps?)
Adding “non-neighborhood delivery cars, ie Amazon, Pizza, etc” will only add to non-
invested drivers speeding down this street.
5) Is the developers ingress / egress safely thought out? It seems like a blind sloped
egress area as residents leave the parking structure that could be unsafe for pedestrians
walking by.
I’m concerned that a child will be run over. There are TONS OF SMALL KIDS
participating at this park.
A) Bonita Canyon Sports Park hosts soccer practices and games for AYSO ages of
4-8 year olds. Safety in this area is a heightened concern.
B) The play equipment at Bonita Canyon Sports Park is designed for 2-5 year olds. This
park caters to toddlers, who often go “wandering.” Egress needs to be 100% safe with
no blind spots.
6) Pool Safety: There should not be a gate leading from the park to the pool. A
toddler, infant could conceivably walk through an open or broken gate and drown.
7) Landscaping: How do we preserve the perimeter edges with large buffer trees?
8) Park Amenities: What additional amenities can the city impose on the developer to
improve the park? (think field turf, swings, IMPROVED GRASS DRAINAGE
SYSTEM). Residents DO NOT want more lights, more tennis, nor more pickle ball
courts.
