From: Gale Friedman <galefriedman0@gmail.com> Sent: Monday, May 06, 2019 3:33 PM To: Planning Commissioners <PlanningCommissioners@newportbeachca.gov> Subject: Fwd: [portstreets] NOT SENIOR LIVING..4302 Ford RoadToday is last chance to weigh in on safety issue proposed at Bonita SC Park! I am writing to express my profound opposition to the proposed condo project planned to be constructed across the street from the tennis court area of the Bonita Canyon Sports Park. This is a proposed development which is extremely high density next to a single family home neighborhood. This project will be extremely disruptive to the existing homes, residents and sports complex. Parking is already a problem in this area. These are 21 family-sized apartments (or condos) the size of the original Port Street homes, ranging from the Monaco (1,475 sf) to the Palermo (2,259 sf) shoe-horned onto the small parcel at the dead-end of Ford Road adjacent to the Bonita Canyon Sports Park. The developer claims to have ample “tandem” underground parking, meaning residents get 1 long, skinny parking space with 1 entrance/exit in which to park 2 cars. Google says car juggling is extremely unpopular and inconvenient and people go to great lengths to avoid using it. The project’s own renderings illustrate how the adjacent above-ground city parking spaces will be a much more convenient option for the use of the residents, guests, teen drivers, adult children living at home, housekeepers, nannies, tutors, music teachers, delivery personnel, auto detailers and other support staff members for each unit and for the complex. All of these cars will be bottle-necked at the end of Ford Road and the Bonita Canyon Sports Park. (The driveway to 4302 Ford Road will be right at the entrance to the BCSP parking lot.) I think this added traffic is extremely dangerous to all users of the sports park, but especially for children as they pour in and out of their family vehicles other way to birthday parties, the tot lot, soccer games and practices on the city facilities. The 3 story, nearly 40 foot tall South facing wall of lighted windows and patio doors with park and Port Street views will be an unpleasant evening neighbor for some of our existing Harbor View Homes residents. The South facing 21 family lighted party-pool is also sure to provide significant noise pollution. The property at 4302 Ford Road needs to be rezoned from Public Facilities to Multiple-Unit Residential and amend the general plan in order for the project to be built. My request is that you please review this proposed development, visit the site and surrounding area, and visit on a weekend when there is already a parking problem and small children are everywhere.
