Subject: Hines Project/Ford Road Residential project, EIR required
Dear Newport Beach Planning Commission:
The Hines project/ Ford Road Residential at the corner of MacArthur and Ford Road has
asked for a negative declaration, implying that there will be no environmental impacts to the
project. As the building is being constructed on open space, I cannot imagine how this can be
the case. Of course, there will be environmental impacts and they need to be assessed prior to
approval of the project.
Please require an assessment of aesthetics, geology and soils, water quality (especially
due to run off), noise impacts, lighting, recreation (especially how it impacts the public park
adjacent to it), land use, environment, parking, traffic, and safety. Many of us are quite
concerned, among other things, that the driveway going into the project will cross the bike path
that kids use to get to CdM High School in the mornings and afternoons, and the general
pedestrian foot traffic. This project will result in significant safety concerns to the residents of
Newport Beach.
Please require a full Environmental Impact Report (EIR) to evaluate all the safety
concerns regarding this project.
