DRAFT CONDITIONS
Tract Map shall be recorded. The Map shall be prepared on the California
coordinate system (NAD88). Prior to the recordation of the Map, the
surveyor/engineer preparing the Map shall submit to the County Surveyor and
the City of Newport Beach a digital-graphical file of said map in a manner
described in Section 7-9-330 and 7-9-337 of the Orange County Subdivision
Code and Orange County Subdivision Manual Sub article 18. The Map
submitted to the City of Newport Beach shall comply with the City's GADD
standards. Scanned images will not be accepted.

Prior to the recordation of the Tract Map, the surveyor/engineer preparing the
map shall tie the boundary of the map into the horizontal control system
established bythe County Surveyor in a manner described in Sections 7-9-330
and 7-9-337 of the Orange County Subdivision Code and the Orange County
Subdivision Manual, sub article 18. Monuments (one inch iron pipe with tag)
shall be set on each lot corner unless otherwise approved by the Subdivision
Engineer. Monuments shall be protected in place if installed prior to completion
of the construction project.

Prior to the recordation of the Tract Map, a Subdivision Agreement shall be
obtained and approved bythe City Council.

1. Provide a sewer and water demand study shall be provided for review by
Public Works and Municipal Operations Department.
Response:
Civil -PSOMAS is currently working with David Keely to provide this study to
Public Works.
2. Clearly show all easement within the project site.
Response:
Civil -Easement are shown on all plan sheets with a reference in the legend.

3. Provide Lot Line Adjustment documents. The proposed lot line is different
than Lot Line Adjustment LA216-001, that is currently being processed. Please
clarify if Lot Line Adjustment LA2016-001 will still be pursued.

Civil -LA2016-001 will not longer be pursued. Lot line adjustment documents
have been provided with this submittal.
4. Driveway approaches shall be installed per City Standard. Pedestrian easement
may be necessary within project site to accommodate pedestrian path of travel
around the driveway approach.

7. Identify the proposed lateral size for the sewer lateral. Install a manhole on
the public side of the property. Explain why the proposed project is not using
the existing sewer lateral.

Civil -proposed utility sizes have been added to sheet C2 under their
respective construction notes. It is currently unknow whether the existing
sewer lateral services be existing AT&T building. Therefore, a new lateral has
been proposed at the time.
8. A waiver by the Utilities General Manager is required to waive separate utilities
foreach unit requirement.

9. Show all existing and proposed easement on the Tract Map.

Civil -All existing and proposed easement are shown on sheet 2 of the tract
map. No easements are proposed at this time.

11. Provide a fully dimension parking layout. Remove the head in parking stalls at
the end of the drive aisle. Deadend drive aisles shall have a dedicated

MVE -removed the head in parking stalls at the end of the drive aisle and
provided 5-foot min hammerhead. Added notes for the tandem parking on
A 1.00. Called out guest parking spaces on sheet A 1.00
12. Gated entries require a dedicated tum around area prior to the gate. The
orooosed desian does not have adeauate area to orovide the turn around.

around area.
13. Ramp from the street level to the lower level shall be 24-feet wide minimum, 26-
feet wide is recommended. Please provide the ramp slopes from gutter flow line
to the garage finish floor. Also inplude the slopes for the transition to the seNice
area.
