On July 2, 2020, Zoning Clearance No. ZC2020-008 was approved authorizing the conversion of a detached 400-square-foot recreation room into an Accessory Dwelling Unit
(ADU).
This approval is based on the following standards.
1. The project is an Accessory Dwelling Unit.
2. The project is located in the Single-Unit Residential (R-1) zoning district and is a
permitted use.
3. There is an existing single-unit dwelling and detached two-car garage on the lot.
4. The project is classified as the conversion of a permitted 400-square-foot recreation
room within an existing, detached accessory structure.
5. The project complies with all conditions and applicable development standards of
Section 20.48.200 (Accessory Dwelling Units).
6. The project is not located in the coastal zone.
7. A building permit will be obtained to finalize the conversion of the recreation room to
an ADU.
8. Prior to the issuance of a building permit, a deed restriction will be recorded related
to prohibition on the separate conveyance and restrictions on short-term rentals.
