On December 14, 2017, the Zoning Administrator approved Coastal Development Permit No.
CD2017-005. This approval is based on the findings and subject to the conditions of approval in the attached Zoning Administrator resolution. The City’s appeal period ended on January 3, 2018, and action became final on January 4, 2018.

Project Description:
A Coastal Development permit to demolish a two-story single-family residence and garage, and construct a two-story, 29-foot high single-family residence of approximately 2,523 square feet with

an attached 469 square foot two-car garage and indoor pool. The finished floor elevation of the proposed dwelling is 12.80 feet (NAVD 88), which complies with the minimum 9.00 (NAVD 88)
elevation standard. The design includes hardscape, walls, drainage facilities, and approximately 386
square feet of landscaping. The project includes repair and reinforcement of the existing bulkhead including replacement of tiebacks and deadmen. No development or work will occur bayward of the
existing bulkhead. The project complies with all applicable development standards.
Coastal Commission Appeal Determination:
x Appealable to the Coastal Commission. The subject property is located within the Appeals Jurisdiction of the California Coastal
Commission. The City’s final action is appealable to the Coastal Commission. Appeals to the
Coastal Commission shall be filed directly to the Coastal Commission at the South Coast District Office in Long Beach.
Not Appealable to the Coastal Commission. Subject Property is not located within the Appeals Jurisdiction and therefore not appealable
to the California Coastal Commission. This Notice of Final Action is for informational purposes only.
