Background
The subject property and surrounding area was originally subdivided in 1904 (Attachment
MM_003_37) At that time lots 11, 12, 13, 14, and 15 in the subject block (Block 11) were
oriented West towards 1st Street now Island Ave. Subsequent to the original subdivision, lots
11, and 12 were re-oriented towards Balboa Blvd. and lots 14 (subject property) and 15 were re-
oriented South towards Newport Balboa Bike Trail / Harbor Island.
Project Description
Located in Balboa Peninsula (Lot # of Block 11) East Newport Tract (MM 003 37) is a 2,100
sq.ft. (35’ x 60’) Lot developed with a one story single family structure, a nonconforming
structure encroaching into current Front, Rear, and Side zoning setbacks.
The property is orientated South toward the Newport Balboa Bike Trail / Harbor Island.
Justification
Modification of the original subdivision along with current zoning setback regulations have
created a floor area limit for the subject property (102 E. Ocean Front) lower than that of the
surrounding properties.
Proposal of an Alternative rear setback from the required 10’ Feet to 5’ Feet will adjust the Floor
area limit of the property to a level more consistent with the character of the surrounding
properties
