Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Property Development Standards.
Please be advised, the project as designed does not comply with all required property
development standards identified in Newport Beach Municipal Code (NBMC)
Chapter 21.30 (Property Development Standards). Reference the attached plan
check correction sheet for a list of the required changes.
2. Project Description and Justification.
Please provide a brief justification describing how views from the boardwalk and park
will not be impacted due to the proposed project. For example, increased setbacks,
visual relief, building articulation, location of open space etc. can all be useful in
confirming that the project would not impact coastal views. Bullet points are sufficient.
3. MELO Act Compliance.
Our records indicate the existing structure is a triplex. In order to comply with the
MELO Act, and understand if any further analysis is necessary, you will need to
provide us with the income levels of the existing tenants. This will be utilized for
internal planning review to verify if they meet the low income requirements.

CORRECTIONS:
Please make the following corrections/clarifications:
1. Please come pick up the marked up set when you get the chance. Please return this set
(or old sheets) upon resubmittal.
2. Update plans to reflect demolition of triplex on scope of work.
3. Please provide (or direct me to) the calculations for establishing grade.
4. Why does the right side elevation appear so close to the property line?
5. Second floor square footage exhibit omits a stair that does not appear to be counted on the
first level (since there is not stair on that level). Please include in the total square footage.
6. Show all areas that provide open volume of at least 5x5x 7.5.
7. You will need to round up the calculations on sheet A3.1 to reflect 335 sf.
8. What is your plan for construction personnel to access the site during construction? Please
note that no materials can be stored off site and access to the boardwalk cannot be
obstructed.
