deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Property Development Standards.
Please be advised, the project as designed does not comply with all required property
development standards identified in Newport Beach Municipal Code (NBMC)
Chapter 21.30 (Property Development Standards). Reference the attached plan
check correction sheet for a list of the required changes.
2. Digital Copy of Plans
Please provide a 11 x 17 digital copy of the plans.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal

CORRECTIONS:
1.) Please dimension the BBQ counter in the front yard. Freestanding barbecues with a
maximum height of forty-two inches (not including the barbecue hood) shall be allowed to
encroach into the required front setback area, provided the total length of the barbecue and
counter does not exceed six feet.
2.) Please make a note if the cabinetry in the garage will be wall mounted (vertical clearance
of 7' needed for side wall or 4' for front wall). Need to maintain 18’-6” x 19’ interior clear
dimensions for garage to keep conforming.
3.) Please dimension the first step in the garage. One riser is allowed inside of minimum clear
dimensions, provided its maximum height is 6”.
4.) The GeoSoils coastal hazards report states, “The proposed development consists of a
removal of the existing residence and construction of a new residence.” This needs
to be updated to reflect the scope of work.
5.) Provide a stamped and signed topographic survey by a licensed surveyor. Needs to be
signed.
6.) Please provide a 11 x 17 digital copy of the plans. This can be emailed to me.
