The Coastal Commission received no appeals on this permit. The City’s permit is therefore final. The project includes landscape, hardscape and subsurface drainage facilities. The site is protected by an existing private bulkhead that has been has been reinforced and repaired in the year of 2018. The finished first floor elevation of the proposed residence is 13.25 feet (NAVD88), which exceeds the minimum required 9.00-foot (NAVD88) elevation standard. The design complies with all applicable development standards and no deviations are requested.
