Owner acknowledges that a Parcel Map for condominium purposes has
not been approved and recorded; therefore, condominiums are not currently
permitted. Condominiums are defined as a form of property ownership providing
for individual ownership of space in a structure together with an individual interest
in the land or other parts of the structure in common with other owners. Includes
a condominium project, community apartment project, or stock cooperative, as
defined in California Civil Code § 1351.
Should Owner pursue the approval of a Parcel Map for condominium
purposes, Owner acknowledges and understands the application is a
discretionary process and approval is not guaranteed. Furthermore, if the map is
approved, Owner acknowledges that the approval may include conditions that
require dedication of land, public right-of-way improvements, and payment of
fees including, but not limited to, in-lieu park and affordable housing fees, in

Tentative Parcel Map for two-unit condominiu m purposes.
The site was previously developed with a 1,045 SF single-family dwelling with detached 2-car garage built in 1945. The
residence has since been demolished and the site has been graded.
Proposed Use of the Property:
A new 2-unit residential duplex is proposed. Unit 1 is a 3-story, 1,846 SF residence and Unit 2 is a 3-story, 1,107 SF
residence. Each unit has an attached 1-car garage and covered carport.
Proposed Improvements of Property:
Existing Water and Sewer laterals will be re-used for Unit 1. New Water and Sewer services will be constructed for Unit 2. A
new bottomless trench drainage system will be installed at the southeast end of the property. All dry utility services will
tie-in to existing mainlines and are to be undergrounded.
Proposed Sewer:
Both Sewer and Water services tie to existing City mainlines located within the abutting alley.
Proposed Public Areas:
No public areas are proposed.
Proposed Tree Planting:
Per the approved Landscape Plans; two, 24" box Majestic Hawthorns are to be installed along the northern property line
and one, 36" box Bronze Loquat in the front yard facing Marguerite Ave.
