The project plans were reviewed for compliance with the following codes and standards:
2019 CBC; 2019 CRC; 2019 CPC; 2019 CEC; 2019 CMC; 2019 California Energy Code; 2019 California
Green Building Standards Code (CALGreen); and Chapter 15 of the Newport Beach Municipal Code
(NBMC).
GENERAL:
Obtain approval from the following:
a. Building Division
b. Planning Division
2. Show on the plan all the accessible 40 parking specified on the parking tabulation. Identify
if its existing accessible parking stall is compliant or non compliant.
2"d Review: Provide on the plan if the existing accessible parking is compliant or non
compliant.
6. Detectable warning on the 31 floor garage cannot be on the drive aisle, refer to sheet
A0.10 for more information.
2nd Review: Provide detectable warning same width as the opening/door on sheet A0.10.
Provide the direction of travel of vehicles on architectural plan sheet A0.10
7. Clarify if there is a curb on the location of detectable warning across the elevator on the
3'd floor parking structure on sheet A0.10. Detectable warning configuration may be
affected.
2nd Review: Provide detectable warning on the left and right sides of the door. Remove
the detectable warning on the farthest left and farthest right. Align the detectable warning
such that the edge of it is the same as the edge of wall. Please refer to comment on
sheet A0.10 for more information.
8. Provide justification of equivalency on why black can be use on hazardous vehicular
area. Refer to 2019-84 Mod for a sample of justification. The justification of equivalency
of mod shall be reflected and shown on the plan.
2 Review: Mod has been approved. Please reproduce mod on the plan. Plan check
engineer will send the PDF copy of the approved mod.
10. Return the checked set of plans at the time of recheck. Additional comments may
following pending further review.
