Some Background
The Newport Pier and McFadden Plaza have historically been one of
the highest profile and busiest locations in the City.
During the summer, and most of the rest of the year, the parking
lots are completely full.
The Pier area sees hundreds of thousands of people every year and
is increasingly showing its wear over the last few years.
The City commits a large amount of resources annually, to maintain
the Pier, public facilities (restroom, lifeguard building, restroom,
parking lots, etc.) and the surrounding area.
Some Background
The current CIP includes a project to demolish the existing
restaurant building, replace most or all of the piles at the end of the
Pier, and build a new foundation for a future restaurant building.
The Facility Finance Plan calls for the replacement of the Lifeguard
Headquarters in the near future.
Another Project in the current CIP includes a Study to look at
improving Pedestrian and Bicycle circulation through the
Oceanfront Parking Lot/McFadden Plaza area.
In consideration of this
City Councilmembers Dixon and Blom have requested further
Council and Community discussion regarding whether the City
should review the entire Newport Pier/McFadden Area and pursue
Conceptual Designs for Comprehensive Area Improvements.

Items for Consideration Regarding
the Newport Pier
The Newport Pier is over 80 years old and
requires a minimum of $150,000 of
structural maintenance & repair annually.
Some years also require added major
work to remove/replace damaged or
failing wood piles and support beams.
The current restaurant building is no
longer functional and needs to be
removed.
Current restaurant building is quite a
walk from the plaza/parking lots.
Some Use Conflicts exist between
restaurant and fishing uses

McFadden Plaza
McFadden Plaza underwent last major
rehabilitation over 30 years. Surface
improvements are wearing and could
be refreshed.
Circulation conflicts exist with
Boardwalk Wheeled Traffic trying
to pass through.
The Plaza no longer has effective
public open space location
capable of supporting larger
gatherings.

Lifeguard Headquarters Building was built in 1966, is over 55
years old, with last major building rehabilitation in 1989.
Building located in challenging environment that accelerates
deterioration.
Current building is oversized
as it also contained Fire
Department Management
prior to their relocation to
New Civic Center in 2013.
Lacks protective vehicle
parking area.

The majority of the buildings fronting the
Plaza/Pier Area Parking Lots were built in
the 1920's & 30's, some over 100 years
old. Many facades need refreshening.
Restaurants lack adequate
space/interface to provide popular and
desired Outdoor Dining.
Adjacent sidewalk
improvements are
wearing and should
be refreshed.
