Project Description for 1712 E. Oceanfront:
Demolish existing house and build new 3-story single-family residence with 3-car garage (2 car lifts in
garage), 4 bedrooms plus office, courtyard/atrium, elevator and 3rd story interior bar area with roof
decks. The gross square footage is 4,247 s.f., and the building height is 32' -0 ½" from the top of slab at
garage. The majority of landscaping will be hardscape stone pavers, with planting area along the path to
the side entry door, and an atrium with pavers set in gravel.
Architectural Design Description/ Supplemental Project Description:
The inspiration for this home is its location and images and travel memories collected by the family.
The Mediterranean architecture, including the Dalmatian Coast, the Greek Islands and the Eastern
Mediterranean Coast, mirrors the home's setting on the sand dunes of the Balboa Peninsula's western
end.
A relatively quiet neighborhood on an alley, we desired to maximize the home's connection to the beach
and plan for multiple uses for family and friends. The master bedroom and a recreational multipurpose
grotto room are placed on the ground floor with ancient stone flooring providing both a practical
indestructible surface but also contributing to the theme of a restored Mediterranean stone building
with an ancient modern feel giving it a unique identity in a very diverse architectural neighborhood.
In line with a durable building familiar to a Mediterranean heritage there will be a combination of stone,
stucco and plaster used throughout. These elements need to be carefully and creatively applied in order
to maintain good fidelity to authentic architecture.
Because we chose to maximize off-street parking with the garage with car stackers set on the alley
property line, an atrium carved out of the center of the building brings light, plant life and breezes into
the core of the home. It also serves as a transition space for a stair up from the beach level. Since
sunsets and recreation are enjoyed on the roof deck the family recognizes a need for a practical flow
from the beach to the main level gathering spaces and on to the roof deck. The exterior stair is a
traditional element serving that purpose and we thought the floating bridge stair through the atrium
would contribute a memorable experience of moving back and forth between the roof and the beach.
The floor plan main level serves three basic functions. The main gathering space will be oriented and
perched above the beach expanse. Secondly there will be a combination office and music-creation
room to serve the owner's creative side. Finally the other three bedrooms are designed to adapt to
flexible multiple grouping of family and guests.
