Recommendation:
*Utilize Gross Floor Area (GFA)
*Update parking ratio to z space per
soo sq. ft. GFA vs. current 1 space per
30-50 sq. ft. net public area.

Salt Lake City, UT have codified parking
reductions based on providing bike parking
Recommendation:
• One space reduction for every three
bicycle spaces provided above the
minimum required, up to a maximum 5%
reduction in parking

share/delivery services provides opportunities
for parking reduction incentives
• Communities including Chandler, AZ and
Montgomery County, MD have codified
reductions
Recommendation:
• A Zo% reduction in parking for providing a
dedicated space to accommodate
rideshare/delivery vehicles

Recommendation:
• Several uses such as Medical/Dental and
Retail should be updated to be inline with
current standards

• Parking In -lieu fee allows the required
number of parking spaces to be reduced if an
in -lieu fee is paid toward the development of
public parking
➢ Current In -lieu fee program suspended
by past City Council
➢ Fee has not been analyzed or updated
since program inception
• In -lieu fees are not part of the current study
but may be added at the Council's direction

• Current zoning code regulations allow for a waiver
of required parking through the approval of
Conditional Use Permit by the Planning
Commission
➢ Reduction request must be supported with a
Parking Study and Parking Management Plan
• City of Orange recently adopted regulations to
allow staff waiver of minor parking reductions
➢ Staff waiver for up to zo% reduction
➢ CUP for reductions greater than 20%
Recommendation:
• Incorporate up to 20%parking waiver by the
Director based on a parking study that can
support the reduction
• Parking studies are reviewed by ourTraffic
Engineering Team
