CD2021-026 (PA2021-140) Address 1615 E Bay Ave Please be advised that after reviewing the subject application, your submittal has been deemed incomplete and further information is required before we are able to proceed with the application process. The following documentation is required to complete the application: 1. Property Development Standards. Please be advised, the project as designed does not comply with all required property development standards identified in Newport Beach Municipal Code (NBMC) Chapter 21.30 (Property Development Standards). Redlines are available for pickup in Bay C. 2. Plant Selection and Grouping. The project is located within 50 feet of a beach area. Please provide a detailed planting plan in accordance with Newport Beach Municipal Code (NBMC) Section 21.30.075(3) (Landscaping – Plant Selection and Grouping) and Section 21.30.085 (Water Efficient Landscaping). Refer to the California Invasive Plant Council and California Native Plant Society websites for a list of prohibited and drought tolerant plant types for environmentally sensitive areas. 3. Water Quality and Hydrology Plan (WQHP). The WQMP was not submitted at the time of the initial submittal. Comments on the WQMP will be provided when they become available. 4. Post-Development Runoff Plan (PDRP). July 9, 2021 (PA2021-140) Page 2 Tmplt. 10/23/2018 As this property is within 200 feet of a beach or bay and its development may have potential for adverse post-development water quality or hydrologic impacts to coastal waters, please provide a Post-Development Runoff Plan (PDRP) in compliance with Newport Beach Municipal Code (NBMC) Section 21.35.040. The PDRP shall describe the runoff management site design strategies, pollutant source control BMPs, and other measures the development will implement to minimize stormwater pollution and changes in runoff flows from the site after development is completed, in order to protect and, where feasible, restore the quality of coastal waters. The level of detail provided to address the plan’s requirements shall be commensurate with the type and scale of the project, and the potential for adverse water quality and hydrologic impacts to coastal waters. Please reference cited Section for additional information. If PDRP is included in the WQMP, please disregard correction. Upon verification of completion, the application will be processed and scheduled for a Zoning Administrator Hearing.
