The following is required to complete the application: 1. Parking: Section 19.64.070 (A)(2) of the Municipal Code reads: The number of off- street parking spaces that were required at the time of original construction shall be provided on the same property to be converted to condominium purposes, and the design and location of such parking shall be in conformance with the provisions of the off-street parking regulations contained within Title 20 of this Code. a. Per Modification Permit MD2072, 170 parking spaces were required when the original permit was obtained in 1977. On the existing Site Plan, please number the parking spaces to demonstrate that there is at least 170 parking spaces on-site, as was required at the time of the original construction. 2. Utilities: Per 19.64.070 B, D: Each unit shall have a separate sewer connection to the City sewer, and each unit shall maintain a separate water meter and water meter connection. Is the project proposing to comply with these standards or waive these standards? a. If requesting a waiver, please revise the application to state the request. Staff will need to route the application to the Municipal Operations Department for review. b. If not requesting a waiver, please revise the application to state that no waiver of Title 19 standards are requested. 3. Special Inspection: Per 19.64.070 F: The applicant for a condominium conversion shall request a special inspection from the Community Development Department for the purpose of identifying any building safety violations. Please schedule a special inspection with the Building Division at 949-644- 3200. Building Inspectors are still performing inspections at this time. An inspection is required to be completed before the item goes to hearing. 4. Public Works: See attached conditions and corrections from Public Works. The comment regarding the Title Report has been addressed. 5. Fire has no comments. Upon verification of completion, the application will be processed and scheduled for a Zoning Administrator Hearing. NP2020-____ (PA2020-052) CONDO CONVERSION NO. CC2020-_____ 1400 AND 1420 BRISTOL STREET NORTH FINDINGS: 1. That the design of the development will not conflict with any easements acquired by the public at large for access through or use of property within the proposed development. 2. That public improvements will be required of the Applicant per the Municipal Code and the Subdivision Map Act. CONDITIONS: 1. A parcel Map shall be recorded. The Map shall be prepared on the California coordinate system (NAD83). Prior to recordation of the Map, the surveyor/engineer preparing the Map shall submit to the County Surveyor and the City of Newport Beach a digital-graphic file of said map in a manner described in Section 7-9-330 and 7-9-337 of the Orange County Subdivision Code and Orange County Subdivision Manual, Subarticle 18. The Map to be submitted to the City of Newport Beach shall comply with the City’s CADD Standards. Scanned images will not be accepted. 2. Prior to recordation of the parcel map, the surveyor/engineer preparing the map shall tie the boundary of the map into the Horizontal Control System established by the County Surveyor in a manner described in Section s 7-9-330 and 7-9-337 of the Orange County Subdivision Code and Orange County Subdivision Manual, Subarticle 18. Monuments (one inch iron pipe with tag) shall be set On Each Lot Corner unless otherwise approved by the Subdivision Engineer. Monuments shall be protected in place if installed prior to completion of construction project. 3. All improvements shall be constructed as required by Ordinance and the Public Works Department. 4. An encroachment permit is required for all work activities within the public right- of-way. 5. Reconstruct all damaged/broken sidewalk, curb and gutters per City Standards along the Spruce Street and Bristol Street North project frontages. 6. Install new accessible compliant driveway approaches per City Standard along the Spruce Street and Bristol Street North project frontages. 7. Reconstruct all damaged/broken crub drains per City Standard STD-184-L along the Spruce Street and Bristol Street North project frontages. 8. Install a new sewer clean out per City Standard STD-406-L on the existing sewer lateral that serves the project site. 9. The existing fire single check detector shall be upgraded per City Standard STD- 517-L and located above ground. CORRECTIONS: 1. Correct the street name for Bristol Street North. 2. Add the City Tentative Parcel Map number to the map. NP number assigned by the Planning Division. 3. Provide the title report for the property. The title report that was provided was for another address.
