Please be advised that after reviewing the subject applications, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following is required to complete the application:
1. Parking Study: Please see Planning’s red marks in parking study. The PC requires 1
space per 225 sq. ft. for professional office uses, where the study quotes 1 space per
250 sq. ft. Revise all mentions of incorrect parking rate and fix calculations associated
with it.
a. See attached Public Works comments on Study.
2. Screening: Please demonstrate permanent visual screening for the parking lifts. Lifts
need to be visually compatible with existing building and surrounding development.
See 441 Old Newport Boulevard as an example of screening for parking lifts.
3. Pending Fire and Building Department comments.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
