Please be advised that after reviewing the subject applications, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following is required to complete the application:
1. Parking Study: Please see Planning’s red marks in parking study. The PC requires 1
space per 225 sq. ft. for professional office uses, where the study quotes 1 space per
250 sq. ft. Revise all mentions of incorrect parking rate and fix calculations associated
with it. Please reference PC Text instead of Title 21 (Coastal Implementation Plan)
throughout study. This project is not in the Coastal Zone. For example, see Table 9.
a. See attached Public Works comments on Study.
b. Add in correct Parking Code Section for Appendix A. See attached for Section
20.40.040. Currently, a draft of Coastal Implementation is included, which
does not apply to this project.
2. Screening: Please demonstrate permanent visual screening for the parking lifts. Lifts
need to be visually compatible with existing building and surrounding development.
See 441 Old Newport Boulevard as an example of screening for parking lifts.
3. Provide an exclusive Site Plan. Move details and renderings to separate pages.
4. See attached Building correction email.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal

20.40.040 Off-Street Parking Spaces Required.
Off-street parking spaces shall be provided in compliance with Table 3.10. These standards shall be
considered the minimum required to preserve the public health, safety, and welfare, and more
extensive parking provisions may be required by the review authority in particular circumstances.
Unless otherwise noted parking requirements are calculated based on gross floor area.

permanent valet.
