Please accept this package as the first submittal for the Planning Division’s first review of a
newly proposed tentative parcel map for the planned development at 521 Iris Ave in Corona Del
Mar. This submittal and map are to be considered in conjunction with plan check number 2668-
2021 building and precise grading plans.
The project proposes to demolish the existing structure on site and construct a new residential
structure that will be divided for two condominium units. The map number provided on the plans,
2021-195, included was provided by the County of Orange.
Please also accept this letter as the requested written statement required for the tentative map
submittal:
A. What is the existing use of the property?
a.Existing general plan land use is RT Two Unit Residential. This use is not
proposed to be changed by the proposed improvements. A two unit condominium
structure is proposed by this map and the associated building plans.
B.What improvements and public utilities are proposed to be made or installed and
when are said improvements proposed to be completed?
a. Following the city of Newport Beach Public Works Department’s review (by
Abigail Cooke) of the plans the project will be required to provide a total of 3 36”
public street trees as well as a 5’ wide sidewalk along the project frontage.
Utilities to be provided will include new sanitary sewer service for each unit to
connect to public main in the alley North of the property as well as one new
domestic water meter for one of the condominium units – one existing domestic
water meter already exists to be reused. All utilities will be designed and installed
prior to final sign off of the project.
C.What is the provision for sewage and sewage disposal?

a. Sewage is proposed to be discharged via one new 4” sanitary sewer lateral, per
unit, connecting to the existing 6” public City of Newport Beach sanitary sewer
main line in the alley north of the property.
D. What, if any, public area is proposed?
a. No public areas are currently proposed as this is a private residential project.
E. What, if any, tree planting is proposed?
a. Currently, three public street trees are required per plan check comment.
Additional private landscaping is proposed per the project landscape
improvement plans.
F. If any, briefly list and attach a copy of any restrictive covenants proposed.
a. Please see included for current draft of restrictive covenants.
Also enclosed with this transmittal is the following:
- Required check for $2,809 for the application review fee.
- One tentative map reduced to 8 ½”x11”
- Three copies of full size tentative parcel map, 24x36
- One copy of associated precise grading plans, 24x36
- Title Report
- Grant Deed
- Owner-Builder Acknowledgement/Agent Authorization Form Signed
- Owner driver’s license Copy
- Planning Application Signed
- All above documents saved to CD in electronic format.
