Good afternoon,
I am sending this request for a zoning verification letter for the property located at 2121 W. Balboa Blvd.,
Newport Beach, 92663; APN 047.,.151-01. We are in the process of purchasing this property and our Title
Company is requesting this letter.
Please include in the letter the following points:
1. Indicate current zoning for site and provide brief description.
2. Verify that the current use is a permitted use.
3. Verify that the site is legal conforming
4. Indicate any variances issued, if any.
5. Confirm that the building could be rebuilt to the same size, and if there would be any limitations
on use, in the event it was accidentally destroyed.
6. Confirm that the number of parking spaces meets current requirements.
