This report presents a summary of our geotechnical field observations and results of testing
performed during shoring installation and site grading for the property located at 420 Poinsettia
Avenue in Corona del Mar, California.
Limits of Report
The geotechnical services performed during this phase of construction consisted of
observations during the shoring installation and observations / testing during the remedial
grading/ back -fill operations for the planned residence. Our services were provided on an as -
requested basis between July 23, 2018 and June 10, 2019. The approximate limits of grading
addressed in this report are shown on the attached Figure 1.
Shoring Installation
A total of 20 soldier piles were installed between July 23 and August 2, 2018 along the east and
west property lines at the locations shown on Sheet SH-1 of the approved Shoring Plan.
• Soldier beams 1 thru 13 were excavated along the northerly side of the property and soldier
beams 21 thru 27 were excavated along the southerly side of the property (Note: soldier
beams 14 thru 20 were eliminated on the approved plans);
• The excavations for these soldier beams were accomplished using a track -mounted drill rig
equipped with 18 and 24-inch diameter helical augers, and extended to at least the planned
depths;
• Following the installation of steel beams, the annulus around these beams were backfilled
with concrete / slurry;

Excavation and Lagging Installation
Following shoring installation, excavations to planned site grade elevations were performed
along the northern, southern, and eastern portion of the property with the eastern side sloped to
the grade of the rear alley. Soil materials generated from the excavation were hauled offsite.
Timber lagging was placed as the excavation proceeded and voids behind the installed lagging
were backfilled with cement sand slurry.
Earthwork Observations and Testing
The following observations were made and testing performed:
• Prior to the date of our initial field observations, existing structures and foundation
elements were demolished and hauled off -site;
• The building pad was overexcavated 3.5 feet (minimum) below planned site grades. This
overexcavation was performed in stages and generally extended laterally about 5 feet
beyond the outside footing edges;
• Overexcavated bottoms were scarified, moisture conditioned, and recompacted prior to
the placement of engineered compacted fills; and
• Engineered compacted fills comprised of onsite materials were subsequently placed and
compacted to achieve approximate rough grade elevations.
• Backfill materials comprised of Class II Permeable Base material were placed in the
basement area and behind the rear retaining wall along the eastern side of the site.
Soil type and laboratory maximum density / optimum moisture content test results are presented
in Table I, and field density test results are summarized in Table II. The approximate locations of
field density tests are shown on the attached Field Density Test Location Map (Figure 1),
utilizing an excerpted portion of the referenced Precise Grading Plan as a base.
Fill Placement and Compaction
Fills consisting of native soil materials and imported Class II Permeable Base were placed in
lifts, moisture -conditioned to wet of optimum moisture contents and compacted to at least 90
percent relative compaction, based on the laboratory maximum dry density (ASTM: D1557).
Equipment used during the fill placement and compaction included excavators, a front loader wit
compaction wheel, and hand-held compactors. Moisture conditioning was accomplished using a
water source.
Test Procedures
Laboratory maximum dry density / optimum moisture content testing was performed in
accordance with ASTM: D1557 test procedures. The results of this testing are summarized in
Table I.

In -situ density tests were performed using the nuclear density (ASTM: D6938) test method. Test
results are presented in Table H.
Conclusions and Comments
Based upon our Feld observations and the results of testing, it is our opinion that the shoring
installation and remedial grading operations observed by our firm described herein were
performed in substantial accordance with the recommendations presented in the referenced
report, project plans, and grading requirements of the City of Newport Beach. Completed work
under the purview of this report is considered suitable and acceptable for the intended use as of
the date of our last observations/ testing.
LIMITATIONS
This report presents information and data relative to our geotechnical observations and testing
performed during the shoring installation and rough grading for the planned construction at 420
Poinsettia Avenue, in Corona del Mar, California. A representative of this firm conducted
periodic tests and made observations during the grading operations performed as of the date of
our testing. During this time, our field personnel did not direct or supervise the contractor or his
work forces. Professional and technical advice and suggestions were provided to the owner
and/or his designated representative based on the results of the testing and observations.
The results of field density tests reported herein are valid at the locations and depths tested and
at the time of testing only. Changes in the condition and properties of compacted fill can occur
with the passage of time, whether they be due to natural processes or human activities (such as
soil expansion, shrinkage, rainfall, landscape irrigation, rodent activity, and other factors) at or
adjacent to the property. Accordingly, the findings of this report may be invalidated wholly or
partially by changes outside our control.
Our observations and testing services as well as the findings and conclusions presented in this
report are in accordance with the generally accepted principles and local practice in the field of
geotechnical engineering. No other warranty, express or implied, is made as to the conclusions
and professional opinions provided herein.

Dear Mr. Fadavi,
This report presents a summary of our geotechnical field observations and results of testing
performed during the on -site construction phase for the property located at 420 Poinsettia
Avenue in Corona del Mar, CA.
Limits of Report
The geotechnical services performed during this phase of construction consisted of
observations of the foundation excavations and slab subgrade. Our services were provided on
an as -requested basis between April 30 and August 19, 2019.
Footings and Slab Subgrade
Foundation excavations for the planned residence and rear retaining wall were observed and
noted to be embedded into and on the engineered fill placed as part of the rough grading;
The floor slab subgrade was observed to consist of the engineered compacted fill placed as part
of the rough grading and in a firm and unyielding condition.
Exterior Hardscape Areas
Southwest Inspection and Testing, Inc. was retained by the Client to test the relative compaction
of the exposed subgrade soils for the front and sideyard hardscape areas on March 23, 2022.
The results of their testing are included as an attachment to this report.
Conclusions and Comments
Based upon our field observations, it is our opinion that the foundation excavations and floor

requirements of the City of Newport Beach. Completed work under the purview of this report is
