Dear Nicholas and Suzi Mansour,
This final report of on -site construction presents a summary of remaining activities performed as
part of the on -site construction phase for the new residence at 2415 Sierra Vista, in Newport
Beach, California. The rough grading aspects, including footing excavations, slab subgrade, and
in -slab utilities, were previously addressed in our February 3, 2021 Interim Report.
Geotech nical Observations
During this final phase of construction, a representative of our office observed the following:
• Surface area drain excavations and pipe installation;
• Water clarifier excavation;
• Driveway slab subgrade;

Based upon our observations, it is our opinion that the completed grading during this final phase
of construction for the new residence were performed in substantial accordance with the
recommendations presented in the referenced report, project plans, and grading requirements
of the City of Newport Beach. Completed work under the purview of this report is considered
suitable and acceptable for the intended use based on the observations and testing at the time
of this report preparation.
Limitations
This report presents information relative to our geotechnical services provided during this final
phase of on -site construction for the subject residence. A representative of this firm made
observations and performed testing, as appropriate, to substantiate the project requirements
During this time, our field personnel did not direct or supervise the contractor or his work forces.
Professional and technical advice and suggestions were provided to the owner and/or his
designated representative based on the results of the testing and observations.
Changes in the condition and properties of compacted fill can occur with the passage of time,
whether they be due to natural processes or human activities (such as soil expansion,
shrinkage, rainfall, landscape irrigation, rodent activity, and other factors) at or adjacent to the
property. Accordingly, the findings of this report may be invalidated wholly or partially by
changes outside our control.
Our observations and testing services as well as the findings and conclusions presented in this
report are in accordance with the generally accepted principles and local practice in the field of
geotechnical engineering. No other warranty, express or implied, is made as to the conclusions
and professional opinions provided herein. This report is subject to review by the controlling
authorities for the subject project. If you have any questions or require additional information,
please do not hesitate to call.

Dear Nicholas and Suzi Mansour,
This interim report presents a summary of rough grading operations for the planned residence
pad at 2415 Sierra vista, in Newport Beach, California. Our services covered by this interim
report were performed on an as -requested basis between December 18, 2020 and January 25,
2021, with follow-up observations made on the date of this interim report. A final rough grade
compaction report, including a summary of the field and laboratory test results, will be provided
at a later date under separate cover.
Limits of Report
The geotechnical services addressed in this report consisted of observation and testing during
rough grading for support of the planned residence on the subject property.
Observations and Testing
During the rough grading for the subject building pad, the following observations were made and
testing performed:
• Prior to the initial date of our field observations, the existing residence had been
demolished and removed from the site, and existing surface vegetation and
miscellaneous debris, if present, were stripped and disposed off -site.
• Site overexcavation was performed to at least a three-foot depth below site grades and
included the full depth removals of existing fill soils.

• The exposed native soils were reworked to a general depth on the order of 6-8 inches,
moisture conditioned to approximately 3 percentage points wet of optimum moisture
content, and recompacted, and exhibited at least 90 percent relative compaction (ASTM:
D1557) at the locations tested.
• Engineered compacted fills placed to achieve finish pad grade consisted of the on -site
materials generated during the site over -excavation and were compacted to at least 90
percent relative compaction.
Fill Placement and Compaction
Fill materials were placed in thin lifts, moisture -conditioned to approximately 3 percentage points
wet of optimum moisture content, and compacted to minimum 90 percent relative compaction,
based on the laboratory maximum dry density (ASTM: D1557).
Equipment used during the fill placement and compaction included a track loader and whacker.
Moisture conditioning was accomplished using a water hose.
Test Procedures
Laboratory maximum dry density / optimum moisture content testing was performed in
accordance with ASTM: D1557 test procedures. In -situ density tests were performed utilizing
sand cone (ASTM: D1556) and nuclear density (ASTM: D6938) methods.
Foundations / Slab on Grade
Footing excavations and slab subgrade were observed in January 2021 and were founded on
the engineered compacted fill placed during the rough grading operations.
Utility lines underlying the pad were bedded and shaded with sand, with gravel used to backfill
the remaining trench excavation. On -site materials were placed within the utility trenches at the
structure perimeter to serve as a cut-off wall.
The footings and slab subgrade were later moisture -reconditioned, as necessary, and slab
subgrade was covered with the gravel capillary break and moisture / vapor retarder system.
Conclusions and Comments
Based upon our observations and the results of testing, it is our opinion that the completed
grading, compaction, and subsequent foundation excavations / slab subgrade for the new
residence as addressed in this interim report were performed in substantial accordance with the
recommendations presented in the referenced report, project plans, and grading requirements
of the City of Newport Beach. Completed work under the purview of this report is considered
suitable and acceptable for the intended use based on the observations and testing at the time
of fill placement / compaction.
The footing excavations should be cleaned of any free water and loose and disturbed soils/
debris prior to concrete placement.
