PA2021-094 CDP2021-019 ADDRESS: 3907 & 3909 Marcus Avenue CORRECTION DATE: 5/26/21 CORRECTIONS: 1.) Grade determination for bulkhead is not needed. We will write a letter that determines the grade for the property. From survey the neighbor to the right is at 7.57, neighbor to the left is at 7.91. 7.57 + 7.91 = 15.48 15.48 / 2 = 7.74 grade for the property. Therefore top of new bulkhead height of 10.9 – 7.74 = 3.16 which complies with max 42” height measured from existing grade. Note to be added on plans and SW walls. That 7.74 is the directors grade determination. 2.) A01 flood zone: Need to revise drawings and SW-2 of top of slab from 10.0 to new number which should be from 9.4 – 9.8ish. OR can keep it at 10.0 but need to measure from the new number for height. 7.90 is just outside of flood zone line and can interpolate between 7.40 or 7.51 to from topographic survey to determine new number. Fill out AO Zone Design Certificate (attached) 3.) Add maximum enclosed & covered area calculation. Max 50% of buildable area = 1180.7 sq. ft. Proposed = 24% = 557 sq. ft. 4.) Cut pier portion back to be just within the property line. 5.) Fees still owed: $348.00 Already paid: $2,408.00 CDP & Public Notice Fee: $2,309.00 + $497.00 = $2,806.00 6.) Need 2 hard copy of plans (1) 24x36 and (1) 11x17. Need 1 digital plan 11x17.
