Note that corrections from Building, Fire, and Public Works have been previously sent
on April 9, 2020. They are also attached here.
Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Please see redlines on plan set. These can be mailed to you or placed outside of
Bay C at City Hall (pick up bins are set up) for pick up. Please let me know your
preference.
2. Please provide written justification addressing findings for Coastal Development
Permit, Minor Site Development Review, and Conditional Use Permit. See NBMC
20.52.020, 20.40.110.B, 20.52.080, 21.52.015, and 21.40.110.
3. Please provide written description of nonresidential use. Type of use, operating
characteristics, etc.
4. Topographic survey must be stamped and signed.
5. Correct “ADU Bathroom” to “ADA bathroom” throughout plans
6. Correct lot information on Sheet A-0.4
7. Show clear interior dimensions of garage on floor plan

8. Provide exhibit for solid waste storage demonstrating compliance with NBMC
20.30.120
9. Pursuant to NBMC 20.48.130.E: Sound Mitigation. An acoustical analysis report, prepared
by an acoustical engineer, shall be submitted to the Director describing the acoustical design
features of the structure that will satisfy the exterior and interior noise standards. Projects shall
be attenuated in compliance with the report. Mixed-use projects shall comply with the noise
standards in Chapter 10.26
10. Establish Grade – Establish grade pursuant to NBMC 20.30.050 (Grade
Establishment) and measure height from this point.
11. Landscape – provide planting plan, or note none proposed.
12. FYI – Color views and a materials board will be required prior to Planning
Commission hearing.
Upon verification of completion, the application will be processed and scheduled for a
Planning Commission Hearing. Should you have any questions regarding submittal
