Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete.
The following corrections are required to complete the application:
1. Plans (please see redlined plans, available for pick up in Bay C for more
information).
a) Sheet T-1.0
- Missing landscape square footage
- Lot coverage missing note on whether eaves and overhangs are included
b) Sheet C2
- Over-height fencing shown. Revise as necessary.
- Pool protection shall be constructed of open grillwork, wrought iron, latticework,
pickets, or similar materials so that at least forty (40) percent of the fence or wall
is open. In lieu of the above, glass or Plexiglas may be allowed. This standard
applies to the entire fence (i.e., no solid bottom or curb with open above)
c) Sheet A-0.0
- Over heigh fencing shown.
- Setbacks are not labeled correctly.
- BBQ counter exceeds the encroachment allowance of 20.30.110 (D)(8)
. Front Setback Area. Freestanding fireplaces (gas only) and barbecues with a maximum
height of forty-two (42) inches (not including the barbecue hood) shall be allowed to
encroach into the required front setback area, provided the total length of the barbecue
and counter does not exceed six feet.
d) Sheet SW-2
- Provide worst case scenario for top of proposed decking system and existing
grade

- Spa pedestal with decking adjacent to guardrail is creating a condition where the
top of guard must be raised higher than minimum required to provide drop
protection. Remove or lower.
f) Sheet A-2.0
- Add vertical clearance note
g) A-2.1
- Eaves exceed allowable encroachment (comment on roof plan as well)
- Keynote has been deleted from legend but still being used. Clarify.
- Setbacks are mislabeled
h) A-2.0
- Car lift appears to encroach in the required clear space (20 feet by 20 feet). If
posts cannot be located outside of the clear dimensions (i.e.no car lift model
exists or can be fabricated to maintain the clear space), please contact staff to
discuss the findings required for a Modification Permit.
i) A-4.0
- Unclear which 4 survey points were used to establish the grade. Add the points,
for reference, to the site plan
j) A-4.1
- Chimney does not appear to comply with the requirements for exceedance of
the height limit (20.30.060) (D)(4)
Chimneys and Vents. Chimneys and spark arrestors for fireplaces and roof-mounted
vents shall be allowed to exceed the allowed height limits as follows:
a. Chimneys may extend above the allowed height limit a maximum of two feet or
a greater height if required by the City’s Building Code;
b. Spark arrestors may extend above the top of a chimney a maximum of two feet,
provided they do not exceed a width of two feet and a length of four feet;
k) Plan set missing the requested lot coverage exhibit
A-3.0 shows 5,090 sq. ft. of lot coverage but does not clarify if eaves are included in
the value. Please provide an exhibit (similar to a floor area exhibit) showing how the
value 5,090 sq. ft. was arrived at.
2. Plant Selection and Grouping.
Sheet L2 is showing invasive species proposed (i.e., Olea Europea).
Please have landscape professional revise planting plan as necessary add note to
plans that no prohibited plant types are proposed. For more information on which
plants are considered invasive, please see the California Invasive Plant Council
spreadsheet.
3. Miscellaneous
- A Project Review Request has been routed to the Building Division. Their
comments will be given to you as soon as they become available.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
