Please be advised that after reviewing the subject applications, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Project Justification (Findings for the Modification Permit)
Sign Type 2 is the sign requiring the Modification Permit. Approval of a Modification
Permit requires that staff and the Zoning Administrator make the following findings
regarding the application:
Please update the project description to specifically answer how and why Sign
Type 2 satisfies the findings listed above.

For example: Granting of the modification will be consistent with existing
development in the neighborhood as there are relatively similarly sized monument
signs located at .... Etc.…
2. Plans
Site Plan
- Call out abutting residential use.
Sign Type 1
- Provide additional information regarding the illumination of the sign. This
comment applies for all signs that feature cabinets (i.e. Sign Type 1, Sign Type
2, and Sign Type 3)
- Not all relevant height measurements are provided. Revise per NBMC chapter
20.42.080 (Standards for Specific Types of Permanent Signs). This comment
applies to Sign Type 1 and Sign Type 3.
Sign Type 3
- Unclear what the raised area is (i.e. concrete platform, planter area, etc.).
Please clarify and add a dashed line for the finish grade (as seen above).
Sign Type 5
- Provide additional information regarding the proposed illumination.
- Dimension length of wall plane.
Please be advised that your project plans have been routed to the Building Division and
the Public Works Department for review and comment. While Public Works has no
comments on your project as proposed, comments from the Building Division are still
pending. If the Building Division does have comments on your project, they will be
provided to you as soon as they become available.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
